One of the largest business centers in Kyiv to be put up for sale
The supervisory boards of the state-owned Oschadbank and Ukreximbank have decided to sell the Gulliver office and retail complex in the center of Kyiv. The asset is planned to be sold through an open competitive procedure.
To prepare the deal, the banks intend to engage a professional investment advisor. The advisor will be selected on a competitive basis. They will be tasked with evaluating the complex, preparing materials for investors, and organizing the sales process.
The property's value, starting price, and auction timeline have not been announced yet. Oschadbank stressed that the open sale format should ensure competition among potential buyers and help achieve the best market price possible.
The Gulliver complex is located at 1 Sportyvna Square in Kyiv's business district. Its total area is approximately 151,800 square meters. The complex includes retail and entertainment spaces, an office tower, and underground parking.
Oschadbank owns 80% of the complex, with the remaining 20% belonging to Ukreximbank. The state banks acquired ownership rights to Gulliver on July 26, 2025, as a result of forced seizure of collateral.
The complex served as collateral for a loan granted to the company "Try O" in 2006. The debt was restructured in 2020, but in 2024 the borrower ceased servicing the loan. Subsequent to this, the banks began the foreclosure procedure of the pledged property.
In November 2025, the Antimonopoly Committee authorized Oschadbank and Ukreximbank to gain control over the integral property complex of Gulliver.
Oschadbank noted that Gulliver is one of the largest investment assets in Ukraine's commercial real estate market. The funds raised from its sale can be directed by the banks toward their core operations, including lending to businesses and the Ukrainian economy.
