Students have activated the rental market in Poland: current prices

Ahead of the new academic year, the housing rental market for students has sharply intensified in Poland. For a private room in large academic cities, you need to prepare about 1.4 thousand zlotys per month, and renting a small apartment can reach 2.8 thousand zlotys.

As Business Insider Polska writes, demand for housing among students is already at a high level. At the same time, prices in many cities are not rising as quickly as one might expect against the backdrop of seasonal excitement.

Warsaw remains the most expensive rental market. According to a July study by Rankomat.pl and Rentier.io, the average cost of renting an apartment of about 50 sq. m in the capital is 3,971 zlotys per month. In Gdańsk, similar housing costs about 3,500 zlotys, and in Kraków - 3,377 zlotys.

It is much cheaper to rent housing in smaller academic centers. For example, the average rate for an apartment of 50 sq. m in Częstochowa is about 2,027 zlotys, and in Sosnowiec - 2,116 zlotys. Overall, in 15 of the 17 surveyed Polish cities, rent is now more expensive than a year ago.

For students, one of the most affordable options remains sharing an apartment and dividing costs among several residents. According to market research, this format is the most common among young people: only a small portion of students rent a private apartment independently.

Additional payments also affect the cost. In addition to the rental rate stated in the listing, residents often have to separately pay for administrative fees, electricity, water, gas, and internet. When signing a contract, owners usually also require a deposit.

As October approaches, the choice of available housing traditionally shrinks. Experts advise students not to wait for the last weeks before the start of studies: in August there are already fewer offers, and at the turn of September and October, competition among renters becomes the highest.
