One of the largest shopping centers in Kyiv, Gulliver, put up for auction: starting price
Oschadbank and Ukreximbank have put the multifunctional complex Gulliver in the center of Kyiv up for open auction through the Prozorro.Sale system. The starting price of one of the largest commercial real estate objects in the capital is about $207 million, and the bidding itself is scheduled for October 1.
The sale announcement was published on August 31. In the Prozorro.Sale system, the starting price of the lot is set at 9.235 billion UAH excluding VAT. Oschadbank indicates the dollar equivalent - $207.303 million. VAT will be added to the final price based on the bidding results.
Potential buyers can submit a price offer until 8:00 PM on September 30. The auction itself is to take place on October 1 at 12:20 PM. The minimum bid increment is 1%, or about 92.35 million UAH, and the guarantee fee for participation is 461.77 million UAH.
What exactly is being sold
The lot includes the trade and office complex Gulliver with public facilities and a parking lot with a total area of 151.8 thousand sq. m on Sportyvna Square in Kyiv.
Along with the building, two land plots with areas of 1.1379 ha and 0.1133 ha are being sold. Thus, the buyer will receive not only the complex itself, but also land plots with a total area of over 1.25 ha.
Gulliver combines shopping and entertainment and office parts and is located in the center of the capital near the metro stations "Palats Sportu", "Ploshcha Ukrainskykh Heroiv" and "Klovska". Ukrainian and international tenants operate in the complex.
How Gulliver ended up with state banks
Currently, the complex is in joint ownership of two state banks: Oschadbank owns 80%, Ukreximbank - 20%.
The banks have been lending to the Gulliver construction project since 2006. After several restructurings, the borrower - LLC "Tri O" - began to reduce payments in 2024, and later actually stopped servicing the debt.
In March 2025, Oschadbank and Ukreximbank began the procedure of foreclosure on the pledged property. On July 26 of the same year, after the completion of legal procedures, the ownership of the complex was registered for the consortium of state banks.
The transition of Gulliver under their control was accompanied by a conflict with the previous owner. Oschadbank reported problems with access to technical premises, documentation and life support systems of the complex. In the fall of 2025, the operation of Gulliver was even temporarily suspended, after which the retail areas gradually resumed work.
The decision to sell was made in July
At the end of July 2026, the supervisory boards of Oschadbank and Ukreximbank approved the sale of the complex. At that time, the banks immediately named an approximate starting price of $207 million and stated that the asset would be sold through open bidding.
According to the chairman of the board of Oschadbank, Yurii Katsion, the banks expect to attract both Ukrainian and international investors to the auction. Competitive bidding should determine the market value of the complex.
The sale of Gulliver could potentially become one of the largest public deals on the Ukrainian commercial real estate market in recent years.
