In Lviv, Uzhhorod and Chernivtsi, the demand for rental housing has increased
In the western regions of Ukraine, competition among those wishing to rent housing has intensified. In Lviv, Uzhhorod and Chernivtsi, the demand for apartments in certain segments exceeds supply, and several potential tenants may compete for a single suitable property.
This is reported by Suspilne in a material about the situation on the rental housing market in three regional centers.
According to the publication, increased interest is observed both in apartments in new buildings and in housing in the old stock. At the same time, tenants pay attention not only to the cost, but also to the location of the apartment, its condition and living conditions.
The most attractive offers face increased demand. In individual cases, up to three people apply for one apartment, which reduces the time during which housing remains available for rent.
High demand for apartments remains in Lviv
Lviv remains one of the most sought-after cities for long-term rental housing. Demand is supported both by local residents and by people who have moved from other regions of Ukraine.
High competition is especially noticeable in the segment of apartments with acceptable cost and good living conditions. For tenants, transport accessibility, proximity to work and the presence of necessary infrastructure matter.
Earlier, an OLX Real Estate research for March 2026 showed an increase in tenant activity in Lviv. Depending on the number of rooms, the number of responses to advertisements has grown significantly compared to the same period last year.
However, the number of responses is not equal to the number of concluded contracts: one person may be interested in several properties at once, and some offers remain on the market due to inflated cost.
Uzhhorod remains one of the expensive cities for tenants
In Uzhhorod, the situation is complicated by a limited supply of housing under stable demand. The city continues to attract residents of other regions, including due to its location near the borders with Slovakia and Hungary.
On the market, both modern apartments in new residential complexes and properties in the old housing stock are presented. Rental cost depends on the district, area, repair and equipment of the apartment.
At the same time, the price difference between individual offers can be significant. Tenants with a limited budget are forced to choose between cost, area and location of housing.
Demand for apartment rentals is growing in Chernivtsi
In Chernivtsi, increased interest in long-term rentals is also noted. Local market participants report a shortage of suitable offers for some potential tenants.
Not only modern apartments are in demand, but also more affordable housing in old buildings. At the same time, the cost of individual properties in new buildings significantly exceeds the prices of the budget segment.
The situation is heterogeneous: expensive offers may remain without tenants longer, while apartments with competitive prices find takers faster.
Why the situation differs from Kyiv
Against the background of high demand in western cities, the capital's market shows different dynamics. In early October, Kyiv experienced a weakening of tenant activity and an increase in the choice of available apartments.
As previously reported by "Kurs Ukrainy", market participants link the changes, among other things, to the relocation of part of the capital's residents to other regions against the background of intensified Russian attacks.
According to LUN data, which was cited in the October review, the average cost of renting a one-room apartment in Kyiv in September was about 18 thousand hryvnias per month.
At the same time, the relocation of some tenants is not the only reason for changes in regional markets. Demand is also influenced by seasonal activity, the number of available properties, the condition of the housing stock and the financial capabilities of potential tenants.
For those planning to rent an apartment in Lviv, Uzhhorod or Chernivtsi, high competition means the need to compare several offers and check in advance the terms of the contract, additional payments and the size of the deposit.
